This floor is also radiant floor heated with tubes in gypcrete creating a thermal mass to keep you warm and toasty on those cold winter days. Living room has vaulted ceiling with 2 remote controlled 54” ceiling fans that give a cooling breeze on warm summer days. There is also a remote-controlled free-standing propane fireplace which can be used for fast heat in the winter or just a nice sit around and watch the fire.
Dining room has a breakfast bar attached to the kitchen counters, the kitchen cabinets extend into the dining room and transition into a desk. There is a sliding glass door leading to the deck that faces the mountains.
Kitchen has a propane stove top, with electric oven, microwave, a 2-drawer dishwasher, big sink with garbage disposal, a reverse osmosis system for filtered water, a trash compactor, and tons of cabinet space. All appliances are stainless steel. Granite counter tops though out with under cabinet led lighting.
Step out the Living or Dining RM sliders to a huge deck that is covered by a pergola. There are removable screens that we put up in the summer turning this huge deck into a screened porch. Walk out of the deck and down the stairs to large patio with built-in fire pit for those cool spring and fall bonfire nights.
The top floor has a huge master bedroom with walk-in closet and a sliding glass door that leads to a small second floor deck which is perfect for morning coffee or tea. This deck faces east with views of the Wrangle St Elias mtn range. The bedroom has a remote controlled ceiling fan for warm summer nights. There is a full bath with a jacuzzi corner 2-person tub and a large free-standing shower. There is also a loft where you can walk up to a 6×6 picture window with south facing mountain views.
The house is heated by radiant floor heating throughout with auxiliary heat by a free-standing propane fireplace in the living room. Radiant floor water is heated by an outdoor wood boiler by Central Boiler. This boiler burns unsplit logs up to 4 foot in length. This boiler is 15 years old and has a stainless-steel water jacket which is filled with a water glycol mix. Boiler has an auxiliary oil burner so you can set the boiler to dual fuel and if the firebox runs out of wood and heat is called for, the oil burner will start to heat the water. Very nice for short weekend trips to Anchorage or Fairbanks. For those longer vacations, I have installed 2 Oil Miser on demand hot water heaters (1 in the House, 1 in the Garage) so if we leave for over a week, I can turn 6 valves and 1 switch and the house and garage are now running off the on-demand hot water heaters. The glycol in the boiler system ensures the outdoor boiler water and lines do not freeze even at -40. Have used this system many times without any problems.
House has 6 – 8 inches of sprayed in insulation throughout with triple pane windows to keep the cold on the outside. All plumbing is on inside walls so no chance of frozen pipes on exterior walls. There is a whole house HRV (Heat Recover Ventilation) system to exchange air in this very tight house.
The garage is a 30 by 40 radiant floor heated space. 15×40 has a 16 ft ceiling with a 9×10 garage doors on one end and a 10 x 12 garage door on the opposite end for MH storage, the other half of the garage has 10 ft walls and another 9×10 garage door. There are lots of storage shelves to store all your fishing, hunting, camping, etc. gear. There is also a wood stove in the garage for additional heat if needed. On each side of the garage are two 10×40 covered storage areas. One I use to store the wood for the boiler. The garage houses the whole house 10 KW propane generator which powers the entire house if we lose commercial power and this is done all seamlessly with the automated transfer switch.
The property is 20 acres and the house is set back about 400 Ft from the road (can not see from road), with commercial power, DSL for internet access and cell service from CVT. Our local telephone company now offers fiber optics to the house brining upload speed from 50 MBPS to 1 Gig. This is great for any online home worker or anyone who just wants super-fast internet. We are located 20 miles from Chitina for dip net fishing and the best part is there are no taxes.
